LP Development commits to be responsible for the following items.

1) Build an entrance to Las Mariposa that will be visually pleasing.

2) Build Calle Las Mariposa of a permanent and suitable material and be visual pleasing to the eye.

3) Provide sewer, water, electrical and phone connections at each lot location.

4) All infrastructures, which LP Development provides, will be professionally engineered, approved by local government and professional contractors will perform all work.

5) Provide a certain amount of trees and plants along both sides of Calle Las Mariposas.

6) LP Development will collect and hold a specified amount of money (currently considering approximately $30 per month) which will be collected from all persons purchasing lots in Las Mariposas, paid on an annual basis, for the purpose of maintaining the street, trees, plantings, lighting, irrigation and electrical use for lighting and irrigation. LP Development will charge this account a maximum of 10% per year for this service.
